Good Questions, Honest Answers

Everything San Jose neighbors usually want to know before their first visit — and if we missed one, just call.

What areas around San Jose do you serve?

We're based in San Jose (95113) and cover roughly a 20-mile reach. That includes downtown, Japantown, Naglee Park, the Rose Garden, Willow Glen, Cambrian, Almaden Valley, Blossom Valley, Evergreen, Berryessa, Alum Rock, North San Jose and West San Jose, plus Santa Clara, Campbell, Milpitas, Cupertino, Sunnyvale and Los Gatos. If you're nearby and not sure, call and ask.

Do you offer free estimates?

Yes. For most jobs we can price the work from a few photos and a short phone call. Larger or less predictable projects get a free in-person look. Either way, you'll have a clear number before anything is scheduled.

How does your pricing work?

We quote by the job whenever we can, so you know the total before we start. For open-ended to-do list visits we agree on a rate and a rough scope up front. If something turns out easier than expected, the price comes down rather than up.

Are your pros licensed and insured?

Yes. The work is done by insured local pros who hold the licenses and registrations required in California for the job at hand, so electrical and plumbing connections in your San Jose home are handled by licensed tradespeople. Ask us anything before we start.

Can you secure furniture and TVs for earthquakes?

Yes, and it's one of the most useful small jobs in a city that sits between the Calaveras and San Andreas faults. We anchor tall bookcases, dressers and media units into wall studs, mount TVs on properly lagged brackets, and add latches or museum putty where it makes sense. It's quick work that makes a real difference when the house shakes.

Do you work in condos and townhomes with HOA rules?

We do it all the time. Many San Jose buildings and HOAs want a certificate of insurance, set work hours, and reserved elevators or loading areas for anything bulky. Tell us your building's rules when you book and we'll plan around them, including the parking situation, which downtown and in denser complexes can take some planning.

Can you help landlords and property managers with turnovers?

Yes. Between tenants we can patch and paint walls, rehang doors, replace worn hardware and fixtures, fix running toilets and dripping faucets, and work through a move-out checklist in one organized visit. Send us the list and photos and we'll quote it as a package so the unit is ready to show sooner.

Are you insured?

We carry general liability insurance and can provide a certificate when a building manager or HOA asks for one. We also follow building rules on work hours, elevator bookings and floor protection, so neither your neighbors nor the HOA have anything to complain about.
