Handyman in Milpitas, CA

Milpitas sits just north of San Jose, about seven miles from downtown, where Interstates 680 and 880 and Highway 237 meet at the southern edge of the East Bay. It was farm country, its name usually translated as little cornfield, until the 1950s, when it incorporated in 1954 and Ford opened its big assembly plant here in 1955. The town grew quickly around the plant: the Sunnyhills neighborhood, opened in 1956 by the autoworkers' union, was one of the first planned integrated neighborhoods in the country. Tract homes followed through the 1960s, 1970s and 1980s, hillside homes climbed into the eastern foothills, and in recent years high-density condos and townhomes have gone up around the Milpitas BART station. The result is a city where a 1950s ranch, a hillside split-level and a brand-new townhome can all be within a mile of each other.

The Great Mall, built inside the old Ford plant after the factory closed in 1983, is the city's best-known landmark, and you can still see the high, beamed ceilings of the assembly hall inside. Calaveras Boulevard climbs east toward the hills, and Ed Levin County Park, with Sandy Wool Lake and the trail up toward Monument Peak, gives the city a big green backdrop. BART reaches Milpitas now, and the light rail and freeways make it one of the busiest crossroads in the South Bay. The foothills on the east side are dry and golden much of the year, which means summer heat, dust and the occasional smoky day from wildfires elsewhere in the region.

Jobs we handle a lot around Milpitas

Milpitas jobs follow its housing mix. In the older tract neighborhoods we patch drywall and settling cracks, adjust or replace interior doors, repair faucets and toilets, and upgrade fans and fixtures in rooms that get warm in the afternoon. Hillside homes add sticking exterior doors, fence and gate repair on sloped lots, and gutter work before the winter storms. In the newer townhomes and condos it's TV mounting, smart doorbells and locks, closet and garage shelving, furniture assembly and anchoring, and move-in punch lists. Pressure washing of driveways and patios is popular in late spring after the rains end.

Questions we hear in Milpitas

Do you work in the newer townhomes near the BART station?

Yes. Those communities usually come with HOA rules about work hours, insurance certificates and what can be mounted on shared walls, and many have tight guest parking. We'll ask about your HOA's requirements when you book, bring a certificate if needed, and handle TV mounting, smart locks, shelving and punch-list items without stepping outside the rules.

My hillside home has cracks over the doors. Should I be worried?

Hairline cracks at door and window corners are common in the foothills, where homes sit on sloped ground and clay soil and the area sees regular small earthquakes. We can repair and blend them. If cracks are wide, keep growing, or doors are badly out of square, we'll tell you plainly that it's worth having a structural engineer or foundation pro take a look before we patch.

Can you anchor furniture for earthquakes in a new townhome?

Yes. Newer homes have plenty of studs to work with, and we use proper straps or brackets to secure tall dressers, bookcases and media units, plus anti-tip kits for TVs on stands. With the region's fault lines running along the hills, it's one of the most practical small jobs you can do.

How do you handle pressure washing with the Bay Area's water and runoff rules?

We use efficient equipment that cleans with far less water than a garden hose left running, and we keep soapy wash water out of the street drains, which flow straight to local creeks and the Bay. On driveways that slope to the curb we use plain water or contain and redirect the runoff to landscaping. If there are any current water-use restrictions in effect, we follow them and will tell you before we start.

My sliding door in a 1970s tract home is hard to open. Can it be fixed?

Usually. Most of the time the rollers are worn or the track is packed with grit and dried leaves, and the dry, dusty summers here make that worse. We clean the track, replace or adjust the rollers, and realign the panel so it glides and locks properly again. If the frame itself is damaged, we'll show you and talk through replacement options.
